Let to Birmingham is Birmingham based in the Jewellery Quarter. The staff are all lettings specialists, with many years’ experience between them in the housing business, especially in the Birmingham area. All staff are professionally trained and able to assist both Landlords and tenants.

Tenant Find Service

Let to Birmingham is Birmingham City Council’s ‘social lettings agency.’ We work with Birmingham City Council to find tenants. There are thousands of applicants who we can match with your property and the council conducts daily searches to find prospective tenants. Birmingham City Council carry out checks and verification with all our prospective tenants before nominating them to Let to Birmingham.

No Hassle Lettings Service

Let to Birmingham offers a comprehensive and professional viewing and lettings service. We will take all prospective tenants to view your property and will often arrange a multiple viewing to ensure that the property is let quickly. We are able to offer same day viewings for prospective tenants and are happy to arrange evening or weekend viewings as needed.

Once your property has been accepted at viewing we will arrange the letting and complete all of the necessary paperwork and tenancy agreement. We will also ensure that any Housing Benefit has been applied for, and that council tax and the utilities are notified.

Before your new tenant moves in we will take a full inventory, which we will go through with the tenant at letting.

Typically our tenancies are a 12 month Assured Shorthold Tenancy.

Full Management Service

Let to Birmingham offers a no hassle management service for all of our managed properties. This includes a rent collection service and setting up of payments plans, regular management visits to the property, tenancy monitoring, and support and sign posting for the tenant.

We will visit your new tenant within 2 weeks of the tenancy start date for a ‘settling in visit’ and will then schedule regular visits thereafter.

Compliance Certificates

  • Electrical Installation Condition Report - £150 including VAT
  • Gas Safety Certificate – £96 including VAT
  • Energy Performance Certificate - £150 including VAT

(Prices stated above subject to change dependant on distance of travel)

Repair Costs

  • Any repair quotes and estimates requested by the Landlord in respect of any work, repair, redecoration or refurbishment - £90 including VAT
  • Any reactive repairs to the Property  to be completed on behalf of the Landlord- £150 including VAT (in respect of any one item, defect or problem and applies to the majority of reactive repairs.  The fee includes one hour of labour as well as minor parts required to complete the work)
